It is a planning range based on prevailing 2026 Malaysian renovation rates. Actual contractor quotes commonly vary 20-30% depending on contractor reputation, site conditions, and the specific brands or finishes you pick. Use this to set expectations and budgets, not to lock in a final number.
Why is there a low-mid-high range?+
No two contractors quote identically. The mid number is what we expect a typical Klang-Valley contractor to quote for a project this size and scope. The low and high reflect the realistic variance you should plan for when collecting 2-3 quotes.
What does each finish tier mean?+
Basic = ceramic tiles, laminate carpentry and off-the-shelf fittings. Mid-range = porcelain tiles, mixed solid/laminate carpentry, branded sanitary ware. Premium = natural stone, solid wood, designer fittings and custom millwork. The tier you pick shifts both materials and labour cost.
Why does the location change the cost?+
Labour rates and material logistics differ across Malaysia. Klang Valley is the baseline. Ipoh and JB are typically 5-12% cheaper. East Malaysia is usually about 10% higher due to shipping.
Why does urgent timing add 15%?+
Most reputable contractors run a 6-12 week pipeline. Asking them to slot you in immediately means overtime, expedited material orders, and pulling team off other jobs — that premium gets passed on.
